Flaking Floor Fix

Q: How can I stop dust and grit from coming off our garage floor ? The surface has been pitted and flaked by salt.

A: The problem with your floor is officially called spalling, and it's always the worst in areas that get drenched in road salt. The only way I know to reestablish a completely new surface is to pour a thin layer of small-aggregate concrete over the old floor. That said, there is an easier option that virtually eliminates the dust given off by the floor while also slowing further deterioration. Start by pressure washing the floor, then let it dry completely for about a week. It’s important that all the grit be removed. Next, seal the floor with several coats of concrete paint. You can roll it on the flat, unpitted areas, but you'll need to brush it into rough spots.
